im suprised at how bad van nest turned out. it was actually a nice place 10-15 yrs ago. never as good as morris park, but pretty decent. have you seen how run-down its gotten ?

i could see pelham pkwy (the areas west of williamsbridge rd) turning out similar to van nest, 5-10 yrs from now. its been on a decline for some time now.

Why mock me...I'm sure plenty of others would mock you for living anywhere in the Bronx. Just asking because I don't recall too many people putting Morris Park on their "ok" list of Bronx areas, but maybe it's just me.

I guess the old home owners died and the new buyers turned the houses into multifamily dwellings. Seems like thats the progression of most areas of the city.

I'm not mocking, its just SoBro vs Morris Park? Have you evere seen morris park? I mean even Van Nest is better than 99% of the south bronx.

It already is. Curbed had a great article where the showed the blog of photographer who did a real estate piece for the Village Voice on Mott Haven. The Village Voice article painted a rosy picture of a hispanic neighborhood that is brimming with vintage browstones just waiting to get discovered by by bargain seeking yuppies. The Photographers blog was the complete opposite, she said everyone was staring her down, and that the reason she only took one picture is because they thought they were going to et robbed or shot.

I don't know Morris Park, which is why I already inquired if anyone else has an opinion about it who's lived or lives there.

Perception becomes reality in NYC real estate very easily and very quickly. Millions of people read the NY Times, plenty read the Voice, and curbed, as well as other media online and off.

It's called advertising. Caveat emptor, if you get what I'm saying. You have to judge for yourself. No one else.

On the topic of Van Nest, it's not even horrible, yet. It's not as desirable as Indian Village but there still is a sizable Italian population, no? Run down a bit, perhaps, but it's not a place where crime occurs every week.

[SIZE=2]There was a shootout on W 183rd and Andrews ave on Saturday at around 6 pm. The block was on lockdown, 9 cop cars surrounded the area. Also you should have been here during the blackout, my block was hot that night. According to Jrock somebody was killed on University ave and Fordham rd over the weekend. What im getting at is that other Bronx neighborhoods get gun shots too. So unless your moving to the NORTH BRONX then get used to it. You should of known what you were getting yourself into. Not trying to sound mean. You donít see me posting a thread about gunshots. Itís part of life In the ghetto. For a lot of us thatís all we know.
