Interesting about prospect lefferts. In late 2005 I almost bought a place there, though now I'm glad I didn't for various reasons. MANY of my friends (in their late '20s and early 30s) are renting nearby there- a little bit south - and one couple even bought on i believe it's Parade Place or some tiny street that is close to the south part of prospect park and close to the Q train I think at the stop before Church St. (can't remember which stop it is).

The builidng I almost bought in was 125 Ocean Ave. I also looked at places at 50 Lefferts and at 135 Hawthorne. In fact, another friend of mine just bought a huge one bedroom in the Hawthorne St. one.

I just discovered a website (blog) about the 163 Ocean Ave building which details how disgusting it is there and how people's behavior is outrageous. It is a blog and maybe take it with a grain of salt, but it comes with pictures and some of the neighbors post on it too! 163 Ocean

Anyway, thanks for letting me know your friends are having trouble in Lefferts - while I still think the nabe has some charm, I also think i probably avoided some amount of trouble by not going there.

I live in Windsor Terrace, which is the neighborhood right next to Park Slope (it's more residential, but very nice, and if you walk only a few blocks you're in Park Slope), and 3-bedrooms go for about $500,000-$550,000 here.

Windsor Terrace is also right on Prospect Park, just as Park Slope is, so even if you don't have your own backyard, you have the park right there.

So if you decide that you really like Park Slope but can't afford a 3-bedroom there, Windsor Terrace might be another option for you.

first of, prospect-lefferts gardens is part of flatbush. its a tiny neighborhood within a larger one, that got trumped up by real estate brokers and agents.
so with that being said, flatbush is still the hood.
and especially that part of flatbush (from washington ave down to about cortelyou road) is the worst part.
