Advertisements

I put in application first thing and haven't heard anything. Now I notice they are advertising again on NYC.gov website. I don't understand if they have people still waiting that they advertise again?

They are advertising for tier III and IV income levels. The waitlist must be for tiers I and II income levels.

The tier IV rates (which is mostly what the empty units are) are higher than the market rent for walk-ups in the area for the studios and 1-beds, and about market rate for the 2-bed. The 3-bed is significantly below market but is problematic because a family with that sort of income will want good schools but can't afford both that rent and private tuition. I'm sure people will slowly trickle in because the rents are lower than market rate luxury building rents but it's a good deal not a great deal (aka worth applying for if looking for a new place but not worth breaking an existing lease for), so given the size of the building it's not surprised that it's taking time to fill up.

The Manhattan middle income lottery prices are beyond egregious!!

Seriously, i don't get it. I understand it is cheaper than what the regular tenants pay, but i still think its high.

The tier III rates are (were, most are gone) really, really good. The IVs they just need to bring down the studios by about 10% and allow shares (i.e. groups of lower-middle income young folks not related to each-other) to split the larger units and make the 1 occupant per room income bands a bit wider and they'd all be gone in a heartbeat. The 1-beds are well suited to couples and are already gone accordingly.

Default Tier 3

I submitted all my paperwork for a tier 3 ,2 bedroom on October 13th was shown a apt on the third floor of 530 west 45 the street that my partner and I fell in love with immediately . The broker said now all we have to do is wait so the question is how long is this process seeing that we already picked out our apartment all paperwork is in order what exactly are we waiting for. I don't want to keep nagging the broker but I really need a time frame so I can tell my family when I will be leaving their house e . I have read in earlier posts of people waiting years to find out but I assumed that was for the original lottery drawing and now that the lottery is over what is the holdup

I just recently won a middle income lottery in Queens. It's the first middle income lottery building in Queens and I am very happy and feel so lucky and fortunate.

It's one of the new sheik looking buildings and not the old red brick buildings for savages that scream section 8. You know....the one the rapper Nas lived in.

Aren't you having problems with the plumbing/ hot water/weed smoking in your new place?

I might be having those problems.

Yes, anyone who walks in can see everything was rushed and half done. I read an article that mentions each unit cost 70,000.00 to make and I don't see 70,000.00 worth of high end home decor goods to confirm that figure. 7,000.00 seems more realistic.
