I shoveled the snow and salted the stairs and walkway by 10 AM before going to work. Everything was cleaned off. The sun came out and started melting the snow. The temperatures dropped after sunset and the melted snow turned into ice. Tenants slipped on the ice; luckily she was not injured but I'm wondering if it's really my fault if someone does get injured in the future. It's not like I didn't shovel or salt my property.

Yes, you could be found liable for negligence. When something re-freezes, you need to salt again. Do it each day until the ice is gone.

Why not have a chat with your insurance company (after all, they will become involved if someone sues you) about the standard of care you are expected to exercise.

Sounds like the law favors pedestrians.

Maybe I should walk around and slip on some black ice then (sarcasm). I can't possibly be there the whole day to resalt everything.

Being a landlord is like a reverse lottery. When all goes well you make a steady income; get hit with something like a slip-and-fall suit and you lose everything. The law doesn't care that the standard they set isn't reasonable; that's your problem.

No, the law requires you to maintain a safe means of egress (stairs), and safe PUBLIC sidewalk on your frontage. You mentioned "walkway" -- if walkways are located within your property, i.e. they are not a sidewalk, and not used as egress by the Bldg occupants -- you have no liability to others.

To throw some salt in the morning and some later afternoon / early evening -- that's not unreasonable. To do it a few times of year after snowstorms -- that's not unreasonable either. And no, it should not take "whole day".

I understand but I went to work. Who knows what really happened? What if neighbors shoveled their snow onto my sidewalk?

Perhaps you should install some video cameras on your walkways. Most stores do, to investigate the legitimacy of any slip-and-fall claims & lawsuits.

That won't be a valid excuse in court. It sounds funny but this is very serious. It won't be funny when you get sued. You might want to hire someone part time to do this for you.
