Since there's been a huge drop in real estate prices due to Sandy, there's now a big wave of rentals and purchases.
With that said, I was living there at the time of Hurricane Sandy and I would never live in the Rockaways all year again. I'd do a summer rental, and that's about it. I don't think the Rockaways are really suited to year round living, and I think city planners have made the people in nursing homes, housing projects, and other facilities sitting DUCKS for when the next hurricane hits. I pray that its not this year, but with an unprecedented period in which we have two hurricanes in an one year period (Irene 2011, Sandy 2012) I think there's a good chance of another major hurricane as soon as next year, or in the next few years. Obviously FEMA, the banks, and the insurance companies think so too, its why homes in the Rockaways have to be on stilts if they want homeowners insurance and if they want banks to issue out mortgages.

It's been going on for about 4 years. Just a couple of points. Belle Harbor and Neponsit are 2 really expensive areas pre Sandy and still post Sandy. Your seeing the hipsters further East in Rockaway Beach and Rockaway Park.

Yes, the cheaper parts of the Rockaways to begin with. When I lived there, you also saw hipsters in Arverne (an official beach dedicated to hipsters there) and even some hipsters all the way out to Far Rockaway.

I didn't even know that hipsters had been granted any kind of official status.Are they now considered a minority of some kind ?
Is there an official dedicated black beach or an official dedicated gay beach ? I would think they would have been given their own beaches before hipsters.
What beach is this????? I go to the Rockaways a lot and have never seen this beach? There are a lot now in Riis Park. You see them riding their bikes down Bedford Ave.
Take the A train to Arverne (Beach 67th Street). They are a surfing school nearby. Many hipsters get off the A train there are surf, because that's where you officially surf on the beach. This beach is in front of the new developments at Arverne.
You'll notice many people from Brooklyn especially getting off the A train at Beach 67th. Its got direct A line access from the rest of the city, unlike Rockaway Beach and Rockaway Park.

What the hell are you talking about.....there is no "dedicated" beach. 67th Street is just one of the few places you're allowed to surf on Rockaway Beach, so that's where the majority of surfers go.

X2. You can surf in the 90's as well. The the only spot I saw an actual dedication, Steve bells beach, former lifeguard, killed as a fireman on 9/11.
So much for the myth that hipsters only want to live within close proximity to Manhattan. If hipsters are willing to venture out to the Rockaways, then its safe to say the Bronx wouldn't be much of a stretch. Would you say?
