Harlem is certianly not the nicest or mos luxuries place in the city....but it hasimproved dramatically...there are still places I would consider "the hood"..and that element will likely always have a presence of some sort. However it is VASTLY better than it was...with new housing, new people, and new amenities changing the area into a much better place to live.
Great buildings...great potential...the place has a great future.

Western Harlem near Morningside Heights is the best, I believe.

Crime went down, the streets got cleaner, and the overall quality of life went up. Now, believe it or not, many people find this to be GOOD. Was it partially due to yuppies moving in, yea, but it was also due to better policing and the end of the crack epidemic. Anyone who could see and has been to Harlem in the 70/80's and has also been there more recently would undoubtedly agree that the neighborhood has improved greatly.

Did you know that the value of brownstownes in Harlem has increased over 335% since 1995. Now if the neighborhood got worse or didn't become more attractive how could this have possible happened?

I love Harlem. I think it's one of the coolest neighborhoods in the city. It has a lot to offer if you look for it and give it a chance.
Some of us appreciate neighborhoods with a little grittyness to them. Harlem still has a lot of character and culture, which is something a lot of neighborhoods in the city lack now.
I love being able to go to a liquor store late at night or a bodega. Going to Carporal chicken or Jumbo Hamburger for a late night snack and I don't think it's dangerous. Generally I don't feel unsafe in most parts of Harlem, with the exception of some parts of East Harlem.
Heck if I could afford it, I would buy a place there. This is my opinion.

Harlem is cool, but not at night, especially East Harlem.

The only worst parts to walk in upper Manhattan are found in East Harlem, from my experience. I am not sure about crime (since I have never been attack in my multiple times I have walk Harlem streets, even at night time), but these two Avenues are sure ugly and unpleasant ones to wonder. Ofcourse I am talking about Park Avenue and Lexington. The rest of the Avenues in Upper Manhattan, I dont mind walking and exploring around.

Don't be scared off by the negativity...I don't know the future of Harlem, Manhattan, or the boroughs anymore than anyone else. So don't take their opinion as fact..theya re merely opinions from people who are not involved in RE at all as a matter of fact!
That being said...Harlem IS enjoying a huge renaissance and there is a number of developments in the pipeline that will be changing the face of Harlem..new waterfront park, new housing, condos, amenities, bike paths, you name it. The future of Harlem looks better everyday...and I believe all the new money pouring in to make it a reality far more than the negative opinions of those that have no idea of real estate in this city.
