All I know is that white folk are party-hartying at Perks, a longtime Harlem hangout spot. You can look around you in that area and see the change!

I'm not, regardless of the social problems that have plagued Harlem throughout its history since around 1920 - the present time, one of the reasons why Harlem hasn't gentrified except in luxury buildings that were put on vacant lots, and the brownstones that were always in a class by themselves, is that the people of Harlem are more politically and socially aware than outsiders could have ever imagined.
This is from one that knows Harlem, Washington Heights, and Inwood and does not need to speculate and call up a friend to find out how it is.
IMO if I were an outsider that wanted to relocate to Harlem, I would look at the Morningside Heights section of Harlem, this is the area going from South to North 110th to 125th, Going East to West Frederick Douglass Blvd/aka 8th Ave going west to Riverside Dr. Anything East of 8th Ave is not Morningside Heights, real estate agents try to sell anything going all the way to Lenox as Morningside Heights it is not, it is Central Harlem. This is still a high crime area. I just read a post that Heroin in making a comeback in the South Bronx, The South Bronx is Harlem's and Washington Heights' first cousin if something is going on in the Bronx, Harlem and Washington Heights will soon follow suit, and vice versa.
On W. 110th from 8th to Morningside Drive is still sketchy. 122nd to 125th all blocks still sketchy.
Washington Heights - I would look in the Hudson Heights section of Washington Heights. This is the section south to north 181st St - Fort Tryon Park. Going east to west Bway to the Hudson river. Other areas are still high crime
Inwood the sections west of Bway to Inwood park but you may still have to take it by a block to block basis.
This of course is my informed opinion. My other advice is to check out the areas of any apt you are checking out day and night during the week and on weekends.

The reason I bring it up is because to me Harlem is going to go under some big changes in the next 10 years. People are already being displaced believe it or not.
Harlem is a short train ride away from downtown. The projects are in concentrated areas. I'm surprised the gentrification hasn't happened quicker honestly.

Well, to say that Williamsburg as a whole is a ghetto, is just incorrect. There are parts of Williamsburg that are not-so-decent--especially those areas bordering the "Williamsburg Houses" in East Williamsburg between the Grand L train and the Montrose L train. Also, the area south of Boerum St to Flushing Avenue is extremely sketchy and very urban-ugly.
The pocket of Williamsburg from the Graham L train to the water is prime.
