in the bldg i moved into 8 years ago the landlord (husband and wife, natives of Yugoslavia) lived onsite on the 2nd floor. we paid them the rent onsite and theyve been here since 1976

we just got notice that the bldg was sold to a company in Brooklyn. we were given their contact info and the cell # of the new super. we now have a 10 day grace period to pay the rent (instead of 6 days) and its now a $30 late fee as opposed to $15 before

does an offsite landlord in a rent stabilized bldg mean that maintenance won't be as good since the landlord is not there to oversee? tho i didn't care for the rigidness of the former landlord wife, i felt her strictness was good because the bldg was squeaky clean on the 24/7 and she was always looking out, even tho sometimes she was looking out a bit too much at times...

on weekends the trash in the laundry room was always emptied every few hours by the old super but now i notice it's not as meticulously kept.

i lived in a co op bldg where the landlord was offsite. that one was well kept tho i think it was because it was a co-op bldg

i am somewhat more concerned about this bldg since it is not a co op bldg

i don't know if the old landlord is still living here but i wonder if for example when they move out will the security cameras they had in the laundry room, by the elevator, by the bldg lobby and on the sides still be operable?

any ideas or experiences with this?
