Agreed DAS...that applies everywhere and haggling is not unique to NYC. That being said MANY people pay at and above the asking price for apts that they WANT or are trophy apts. It is far more common than you think IN NYC.

Yeah I know that is definitely true if your talking about renting but when it comes to buying it's not. Also some markets are much lower than ours and people will pay and expect to pay more than the asking price but not in NYC.

I don't follow what you are saying. I contend that areas like NYC are unique in that people come here not looking for a deal..they oftentimes know tha housing is expensive and if they want/must live here..they are gonna pay the price. Sellers can and often do get at or above their asking prices....which is not as common or expected in 90% of the rest of the country.
Are you disagreeing with that?

Yes, I am disagreeing. I don't want to spoil anyones sales but if your not somewhat honest you are going to loose the sale anyway. Real estate is very expensive here, so most of the time you can get 10% off the asking price and usually more. If you follow the real estate sales as I can guess you probably do, you know that unless its on the UES, UWS, Park Slope, DUMBO or somewhere like that it's not selling fast. Even then you can still get the 10% off. As a matter of fact its selling so slow in Harlem that is why it is mentioned so much on this board. Things are pulled of the market and after some time put back on like people forgot and will think its new. That sort of thing.

Lol...ok Das...we will agree to disagree then. And yes Cyrus...I want a photo tour of East Harlem! Also..next time you do a photo-tour of Mott Haven I would like some input as I can take you to some places in the area for EXCELLENT and IMPRESSIVE pics...showing the real Mott Haven!

Harlem is fascinating that is why everyone is staying there. But then again if people can get their prices, they may sell and move to the Bronx. It would be nice to move to the Bronx and still have over a million left over.

Yes Das...as a matter of fact that is a growing part of the population in the Bronx...this is a new phenomenon that is occuring....cashing out of the higher priced areas and buying in the VERY affordable Bronx..and have huge sums of cash leftover to do whatever you want to do.....and still remain in NYC!

Yeah it actually sounds good. I have a question though probably a few I'll ask later on but I would like to know, those areas that they are developing for shopping like by the new Yankee Stadium, Mott Haven etc are they planning for parking. Will the shopping be kind of suburban or more urban like Manhattan. I am asking because transportation is much slower in the Bronx if you have to take the bus and its annoying when you shop. The subway is not close to everything like Manhattan.
I haven't checked it out, I think you posted links before to the planning, but I didn't have time to check it out. If you don't mind can you post the links later. I don't know if this is the appropriate thread but hey Mott Haven is right across the bridge from East Harlem. If you post again on the Bronx thread I'll see it and check it out. Thanks in advance.

The area is also getting a much needed metro-north station, and parking lots as well to accomodate the anticipated increase in traffic. The public transportation is being improved..and the new metro-north stop will help quite a bit.
The shopping will be very urban it seems...and right off the train stations..so it will be very convenient and nice! I look forward too all these incredible changes....I can't wait!
