Just to give you an idea of what a similar style building would go for just because it has a Brooklyn zip code. And these are not in areas that are any more bustling or safer than if in Queens. If you ask me there is definitely a disconnect. Its not like these areas are any closer to Manhattan (or Williamsburg for that matter).

I do not understand your rationale in selecting these properties.

1658 10th Avenue, 11215 is located in an excellent location( Windsor Terrace/ Park Slope) and has an amazing school district.

736 50th Street, Brooklyn, NY 11220 is in an Asian neighborhood. They paid $212,000 for it back in 92'. If they get close to a million, I would say that was a good investment. I wish that was me.

1023 41 St, 11219 is in Borough Park. It is a Hasidic Jewish neighborhood.

Is the OP interested in living in a neighborhood that caters specifically to certain ethnic groups?

6429 Madison Street, 11385 sold for $629,000 in 07' and now it is going for $599,000. They have been trying to sell it for 2 years. Why?

I based it off of them having similar curb appeal as those that are in Ridgewood/Glendale. Basically brick with a rounded facade. What do you not get? Distance to Manhattan is also probably similar, although if you ask me, Ridgewood is more convenient.

And again, not sure why you feel the need to bring race or ethnicity into it. In any event, Ridgewood is still probably much more diverse anyway, which might be something that the OP is looking for.

Real estate does not work that way. Why don't you visit the three neighborhoods and tell me what you think? The differences are visually apparent. Are you from NY?

Trust me. My current block in Ridgewood and the block I grew up on in Glendale are both much nicer than any block in Sunset Park, Borough Park or Windsor Terrace. And the best thing about it is that Ridgewood and Glendale come at half the price. So I can both save money and have a better QOL all at the same time.

This thread makes one wonder whether there are trolls!

I wish that people, instead of just saying "don't live there", "don't go there", etc., would give constructive feedback to people who are truly looking for answers to their questions, pro and con!
