I did a background check on a prospective tenant, he had no credit history and it turned out that he had been convicted of murder, his apartment is going to be above my office, I know some people would say he's done his time but I'm worried about the legal liability if he does something to a co tenant , or what happens if he decides he doesn't want to pay rent ? he has no credit history presumably because he spent a lot of time in jail, OTOH , I do feel bad for him and I know he needs to leave his current place very soon, I more or less promised to let him have the place before I found out about this murder 1 conviction, and I really need the money. Would you give him a chance ?

You can predict peoples future behavior from their past most of the time. Although you do not know the reasons surrounding his murder conviction maybe you should think about yourself and go on the side of caution.

Anytime you feel bad for him, think about how the family of the person her murdered feels.

I can think of a few good reasons.
Past behavior is a good indicator of future behavior.
If he was caught up in something that led to murder, he may associate with others who are caught up in illegal activities.
He had plenty of time in jail to make jail-friends. What happens when they get out and need a place to crash?
Does he have adequate employment? I'd imagine after spending many years in jail, his employment prospects are slim, especially if he applies to places that do background checks.
If he doesn't pay his rent and you move to evict, are you going to fear for your personal safety? The safety of your family?
The weirdest thing about your posts is that you feel bad for him. Let his family and friends worry about that.
