Hi, I applied Confucius plaza(Mitchell lama housing-co op) and got letter from management office on 8/6/2013. (My application number is 2X and they stated that I am now officially placed on the studio waiting list.)After the letter, I do not get any letter from the management office. I already send "money order" when I got the letter.

My Questions are...
1)Their requested income limits was $48,100-55,100. However, my income is $42,000.(When I filled out the application, I wrote only $42,000.) And I have cash job and make $600/month. However, I do not tax report regarding my cash job. Is it still eligible?

2) According to the advertisement of the housing, carrying charge is $298.46 or 30% of gross income, whichever is greater. I cannot understand on the stances. Does it mean I pay $298 or 30% of gross income as rent? If I pay 30% of gross income as rent, it is not Mitchell lama program... My question is...How much I pay as rent at the Confucius plaza housing(studio)?

3) What's mean "Purchase price"? I heard that I have to pay some of money when I get the Mitchell lama housing. According to the advertisement of the housing, the purchase price is $1425.

4) I got the application number (#2x) on Aug 2013 and I wonder when I get the apartment?

Don't worry.
If you are Chinese you will get in, otherwise you will not.
That's the way it works at that joint.

But they might hold you to the letter of the law...$42,000 is not enough and telling them that you are earning fraudulent money "off the books" will not help. Now don't you wish you had reported your ACTUAL income and perhaps paid the taxes you owed?

If your income is $42,000 you will pay 30% or $12,600 per year, $1050 per month.
If you had reported your income honestly, you'd have reported $49,400 and your rent would be $1235.

It's a co-op by the way and the $1425 buy in is probably $14,2500.

But really, if you are Chinese they will fiddle the numbers in your favor. I know a single guy with a 3 bedroom apartment in CP with a view you'd kill for...He's Chinese.

If you do not fall between the maximum income and minimum you will be rejected, whether you are chinese, croatian, or bolivian. Your unreported cash income from another job is irrelevant and won't be included in your application, as they only consider reported income.

Keep looking for housing which meets your income.

Ok...my application number is 2x now. How long take a time to get the apartment? During waiting the interview, I will try to look for other second job which can tax-report. I think that is the best way for matching the requested income limit.

Are you saying that there is racial discrimination in public housing. Cant be...this is the Paradise of DeBlasio...that isn't allowed in the rainbow of a sewer.
