Because there is no subway, which happens to be a requirement for the OP.

I think there are probably some on the border of Woodside and Jackson Heights that would fit the bill. There was a "The Hunt" column about one such house this spring that went for $615K.

http://www.nytimes.com/2014/04/13/re...midstream.html

Quote:
She persuaded her husband to hunt in Queens. Long Island City, just across the East River, seemed a good fit. Both liked one of the first true two-bedrooms they visited: In a condominium building, it had a second bathroom, a washer-dryer and an up-to-date kitchen. The place was listed for $599,000, with monthly fees in the mid-$500s.

“It was sort of shocking to see, going just one more stop out of Manhattan, what you can get,” Ms. Chaturvedi said. They submitted a bid but were told that they were outbid by a party offering cash.

They decided to venture even farther east, to Ms. Chaturvedi’s beloved former neighborhood, Jackson Heights, with its many spacious prewar buildings. “Our view of what we needed evolved,” Mr. Chaturvedi said. By now, Ms. Chaturvedi was pregnant, and they were interested in three-bedrooms.

At Hawthorne Court, a 1922 co-op complex in the Jackson Heights Historic District, they went to an open house for a three-bedroom with two bathrooms. The place was beautifully renovated, and had its own elevator. With the co-op’s pretty courtyard, “you have that private park feel,” Ms. Chaturvedi said. The apartment was listed for $675,000 with a monthly maintenance fee of around $700.

A three-bedroom at Hawthorne Court, a 1922 co-op in Jackson Heights, was great. A bidding war left the buyers out in the cold. The open house, Mr. Chaturvedi said, was “more crowded than any open house I had been to in Manhattan.” But they learned that a bid had already come in over the asking price, so they did not even try. The place sold for $705,000. The couple were alarmed that so many properties were selling for well above the asking price, and, Ms. Chaturvedi said, “it didn’t matter if it was an amazingly renovated place or a place that would need to be gutted to the ground.”

An attached two-story rowhouse in Jackson Heights, bordering Woodside, was listed online for $630,000. “I thought that was a mistake,” Mr. Chaturvedi said. “Everything I had heard was it was at least seven figures to get in a space like that.”
one currently on the market:
3206 53rd Place, Queens NY For Sale - Trulia

You could also try East Elmhurst. Parts of it are walkable to the 74th/Broadway station on the E/F/R/M/7 http://www.trulia.com/property/31578...hurst-NY-11370

I like this style of rowhouse:

8518 68th Ave, Flushing, NY 11374 is For Sale - Zillow

(Why are most of the houses in Rego Park listed as "Flushing?")

Flushing can be anything from Woodside/Ridgewood all the way to Little Neck/Douglaston. It is a Queens thing. It is split up between Flushing, Jamaica and LIC. Similar to how 100__ is Manhattan and 112__ is Brooklyn, 113__ is Flushing and 114__ is Jamaica.

As for that part of Rego Park and as nice the Crescent area is, most of it is not walking distance to the subway (like the property that you posted).
