Lol...I would take APVBGUY's views with a grain of salt...as he is OVERLY negative on city life overall...I think he might be Hustla. But since you are dissuading him (unjustly) from Mott Haven..please recommend an area that is a short commute to the city, and is approximately 1,000 for a 1 bedroom. Mott Haven is unbeatable for the price and proximity to the city.

if you survive, 1k a month is low and he might have to concede space and get a studio apt, but they might be found in places like greenpoint brooklyn, astoria, queens or in NJ in towns like west NY or union city to name a couple of places, mott haven is a ghetto plain and simple and an unrealistic place for a newcomer who is going to have a job to consider.
I have nothing bad to say about city living, I keep a place in manhattan, but the ghetto/hood lifestyle has little appeal for most people

forest hills will be too pricey for a decent place in queens. i guess you can go with astoria. as for brooklyn, try bay ridge but commuting to manhattan will be a pain as it takes a while unless you transfer trains.

All of those neiborhoods are out of her price range. Forest Hills?? One Bedroom apartments start at around $1,500 but most are controlled by co-op boards who will not approve some NY transplant wannabe unless mommy & daddy guarantee the rent. I doubt she makes $200,000 a year.
Astoria is almost as pricey as Williamsburg with probably some of the crappiest, oldest, tiniest & overpriced apartments for just under $2,000 a month for a walkup. Then there is the standard 15% brokers fee. Same with Brooklyn.
The only real affordable parts of NYC that people with 5 figure incomes can afford to live in if renting at todays market prices (not rent stabilzed tenants and others with connections) are probably the NE Bronx near co-op city or near the 'Hutch', SE Queens near Rosedale or JFK, or Southern Brooklyn around Canarsie or Flatlands.

Mott Haven is really getting pricey and will be totally different once the new yankee stadium is constructed. Right now, it is going thru a transformation like the Lower East Side. Working class latino families are being replaced with very wealthy just out of college white yuppies whose parents can pay the rent for a 2,000 square foot loft in a former warehouse building that likely has fire code violations -- you know the type that believes anything the NY Times or NY Magazine says about real estate. Five years from now Mott Haven will be filled with $2,000,000 condos side by side with Housing projects like Harlem & the Lower East Side.
Again, those other neighborhoods are too expensive. Rents in Hudson County NJ are just as expensive as Manhattan unless you consider Bayonne or the Greenville section of Jersey City.
Plus, don't forget about the brokers fee which is a standard 15% of annual rent in all five boros and most of North / Central NJ.

Agreed that all of these nieghborhoods that were offering were totally unrealistic and he could not afford with $1,000 or were a bad commute! Union city NJ?!!! Not only did he say he was looking in NYC..but for an easy commute!!! Are you serious?!!!!..APVGUY...this just shows you know nothing about the city, real estate, or rental prices.
NickL28...thanks for the info and for confirming the fact that APV will say anything just to keep people out of the supposed "ghetto." I see what is happening in Mott Haven...but it is realistically the ONLY option where you can get a 1 bedroom apt for $1,000 and still have a short/cheap commute to the city.
Yes there are those paying significantly more ($2,000) for loft space...but he is just looking for a 1 bedroom apt. And yes theya re now marketing $500,000 2 bedroom loft condos in Mott Haven alongside projects...very similar to the Lower East Side..but again this is SOFAR the exception and not the rule. I too agree the game will change when the Yankee Stadium redevelopment zone will alter a large swath of the community..but that is still a couple years away.
Did you know that Kelly's furniture sold off his giant wharehouse across from the Clocktower building in Mott Haven and I BELIEVE that is being converted into Luxury lofts....but that has not been confirmed. I do know that it has been sold already though..and renovations have commenced.
Either way he should AT LEAST look at Mott Haven..as price is clearly a concern for him. If you would like someone to show you around Mott Haven....I will make the time for you...or anyone else interested in seeing the area...and the changes that are occuring. PM if interested!

NickL28,
One bedroom walkups in Astoria do not cost $2000 a month.
There are plenty of apartments available in places like Woodside, Sunnyside and Inwood in the $1200-$1300 range. I know because I have friends who are going through and just completing apartment searches in this range. Someone with a "5 figure income" (which, by the way, is a huge range) can generally afford this, esp. if the income is in the upper part of that range.
Exactly where are you getting your info? When did you last do an apt search in the city that makes you so familiar with all these rents?
I ask because I believe that much of the 'information' you give is a diatribe with inflated prices.
It's true many posters need a dosage of reality when it comes to prices, but they don't need to be told things that aren't true.

Henna...the $2,000 rent was in reference to artist lofts in Mott Haven...not Astoria. And the point of the thread is to find an apt for $1,000 a month within a short commute to the city....so $1,200 and $1,300 do not apply..and neither does Bayonne NJ or Norwalk Ct..lets stick to the confines the poster set.
And at the end of the day..the bottom line is WHERE for $1,000 can this poster get a 1 bedroom apt with a short commute to Manhattan...and besides Mott Haven..nobody has given a real alternative using these confines.
