The only real affordable parts of NYC that people with 5 figure incomes can afford to live in if renting at todays market prices (not rent stabilzed tenants and others with connections) are probably the NE Bronx near co-op city or near the 'Hutch', SE Queens near Rosedale or JFK, or Southern Brooklyn around Canarsie or Flatlands.
