Any advice?
Every time there is a RS boom everyone and there mother rushes to become a RS salesperson. Most don't last very long and from those that remain large numbers will die off when the almost certain next dip comes along.

RS sales is a very cut throat business and not for neither the faint of heart and or those with either substantial assets in savings and or someone else at home or elsewhere picking up the monthly bills. It can take weeks if not months for those first commission checks to arrive and even then they may not be great. So what will you live upon?

There is a reason why real estate sales and brokerage on certain levels is highly populated by married females. These are normally women whose husbands are gainfully employed enough to carry the household until money comes in.

The other group would be contractors and others in the construction trades who come into the business from that side. However again they have other sources of income besides waiting for those sales.

Starting out RS sales persons can count on spending endless hours including early evenings and weekends either showing and or at the office fending (hopefully) telephone calls/inquiries trying to set up same. Quite honestly it is a thankless job starting out spending say your entire Saturday or Sunday sitting at an "open house" or otherwise showing.

Interestingly, there's a city civil service job specifically to study rats and their behaviour. Like a Pied Piper of NY. My wife looked into it. Seemed kind of fun. From memory, a PhD was a desirable qualification.
