My husband and I have flexible jobs that don't require us to be in NYC every day, and we're interested in having a house out in the country to spend most of our time in. When we do want or need to be in NYC we will likely drive and are ok with 2hrs or so. We'd like to spend 150K or less and have total taxes less than 3K. It's just us for now, maybe a kid or two later, so schools will probably matter eventually. We'd like some land to have a garden and maybe some chickens or goats.

As far as general area wants/needs-- we are home bodies and don't need much. I am looking for a local food community mostly, with organic and locally grown produce. We are educated non-religious people who have a pretty open mindset and would like to be around similar open-minded people. We also like the outdoors - hiking, fishing, boating.

Looking at the map, it seems like anything from Stroudsburg, PA to Hartford, Ct is within 2 hours driving distance, so we are a bit at a loss as to where to start looking.

What are some areas that might fit what we're looking for?

Good luck with this. $150,000? No way. Even PA is a little more expensive and you won't get it in Ct either.

Go to a realtor website like zillow or something and plug in some upstate zip codes.

I know some people who moved from Park Slope to Easton PA. I only visited them there once so I don't know a whole lot about it, but they do have some CSA's for your food needs, and a couple of galleries, an under-2 hr commute to NYC, a couple of hip/nice restaurants, and cheap real estate. Not sure about access to the outdoors since I stayed only in the town itself, but you could Google that.

I kind of doubt they have good schools since the real estate is so cheap.

Delaware offers what your looking for in terms of pricing and property tax with a 2-2 1/2 hr drive to NYC. You can take the train from Wilmington, DE to Penn Station (NYC) to avoid the driving for around $62 dollars each way (during no rush hour).

If your willing to pay more in property tax you can find areas in New Jersey.

In addition, for boating and outdoors Chesapeake City, Maryland is close by Newark, DE (20-25 minute drive). While driven around there I had to watch out for deers crossing the road so I imagine it real country side like you desire.

Is th OP going to find housing within a 150K budget in any of these areas? I don't think so.

See below for listing. You would have to negotiate for lower purchasing price if your looking to fit in closing cost within the $150K budget. If you look up google map, it is 2hrs and 10 minutes from NYC.

Easton PA has plenty of properties under $150K. The schools would probably be an issue, but I don't know for sure. The driving time to NYC is 1 hr. 20 minutes (not including traffic delays).

omg we went to easton to look at an upscale development in the area. i couldn't believe by 5:00pm you would be hard pressed to even find a store open . it was insane to see everything just close down.

needless to say scratched it right off the list. went with a home in lake wallenpaupack in PA. for 250k.

sold it after 5 years since the realization hit us that everything we would want as we aged in retirement the area lacked so we are staying in nyc.

no public transportation if we couldn't drive

limited medical facilities

limited specialists

everything was a 20 minute drive

little to do all winter

crappy low wage work if you wanted to or needed to work , usually with the worst time slots if a chain.

the list went on and on .
