Queens NYC Waterfront Condos | Beachfront Homes & Condominiums For Sale In New York

Beautiful community right on the beach with income generating properties built in. The link is for the website, but there are some resales of the earlier phases on realtor sites.

No wonder it's so cheap. Always a catch!!

You don't give a budget or other requirements (size, etc.) but that might be achievable in Rockland County.

From your personal knowledge, how are some of the neighborhoods around South Jamaica (other than Jamaica Estates, which I already know about) primarily in terms of crime/safety and then secondarily about price and quality of rentals and of other housing stock?

Specifically thinking of the following neighborhoods proximate to South Jamaica: Richmond Hills, Briarwood, Jamaica Hills, Hillcrest, Hollis, Hollis Hills, Utopia

You could look at Fairfield County, primarily because property taxes are lower, but look at areas around Danbury, Bethel, and New Fairfield as they are not on the Sound Shore, or inland areas of Lower Fairfield where prices are higher. Stamford has some decent price points, as well, but you need to know the area in which you look, as not all are nice. Norwalk is the same, but the better areas would be in South Norwalk, aka SoNo, but the majority are condos right near the aquarium and restaurants.

Putnam County also has areas that represent a good value, especially if schools are a consideration. Mahopac and Carmel, for example, are good areas to consider. In Rockland, you may do well in the Pearl River area, for example, with good prices and decent schools, but taxes are going to be higher than other areas, though not as high as Westchester. Although, Northern Westchester areas mentioned, such as those around Yorktown, have decent prices, though you have to look at the taxes to see that level with which you are comfortable. For example, someone I know had to divest of a house that they owned in a higher-priced town in Northern Westchester, and were asking under $500k for a split-foyer house on a decent lot, but the taxes were in the $15k range, primarily because of the higher land value, as the house was surrounded by more expensive properties.

nowhere. 1 hour? Most people commute 90 minutes. 600,000 in NJ for something decent + $12k plus in property taxes

Not really. 600k is a moderately 3 bedroom detach house in the top school district in upscale Short Hills, NJ which also has rail access. Most other places that are not as wealthy as Short Hills by default would be cheaper unless you're talking about brand new houses or particularly nice properties which would cost higher anywhere. The downside of NJ is that other than Short Hills and a handful of other places the real estate prices haven't and are not going anywhere due to re-urbanization.

Good luck with the 2 hour commute delays driving/taking the bus/jitney to the SH NJ transit line.

Richmond Hill is just alright. Some nice blocks by the park with a blue ribbon elementary school. I'd consider it a value neighborhood. The commute to Manhattan by the J train can be far. Its a completely different nabe than South Richmond Hill (below Atlantic ave), which is known to be the Guyanese and Trinidadian area, where as Richmond Hill, Hispanic (maybe some sprinkles of Irish, Polish and Greek left).

Brairwood is a nice little ethnically diverse area. Has a subway stop. Same as Jamaica Hills. Both have very good highway access. Brairwood just happens to have better subway and highway access, which will be reflected in the price.

Hillcrest and Hollis Hills are both nice. No subway. You'll find some nice single family homes, especially in Hollis Hills. Utopia as well. Its more like a Long Island suburb. Hillcrest is more Jewish, but Hollis Hills is probably pretty Jewish as well. Utopia might be more Asian.

Nope the cheaper houses are actually next to the railroad. I have a couple of coworkers that live there and they do not have a 2hr commute and some live a bit away from the railroad station. Many bankers rely on that line to commute to work daily.

Here's a pretty nice one sold within the past 4 months that's a 10min walk from the station. The train to penn station is 40min and only 3 stops. Sold for 659k and tax is less than 10k.

80 Meadowbrook Rd, Short Hills, NJ 07078 - Zillow

So NJ in general is not 600k for a regular house unless you live in the best of the best area. In fact many nice middle income areas are priced right around mid 300s asking and expect a sizable discount at ask due to low demand relative to NYC else just walk away from the deal. I suggest OP ask in the NJ forum for suggestions. But please do your own research as there can be bias information. Also note that places with railroad access are at a bit of a premium for obvious reasons, but OP only asked about driving anyway.
