He asked for new listings of 2b/2b and the one I posted at the top is brand new, within the last week. If you want to read something completely off-base into what I posted, I think that's your issue!

Ah ok my bad, I didn't realize the 2 bath part. Because it looks like most 2 bedrooms, but 1 bath coops can be had for around 200s over there. And 2 bath seems like a rarity. I thought you were just posting examples of the most expensive coops in JH.

Depends on the building. The 2/2 apartments anywhere in the historic district seem to be going for $450K and up (looks like the currently listed are around $650K).
The 2 bedrooms without the second bathroom in the well-located and good (but not the elite) buildings are going for around $300K and up. The elite buildings like the Towers, Chateau, etc. have a different pricing structure than the rest of the neighborhood and I think a 2 bedroom without a second bathroom in those buildings might be more like $400K and up.
There is a 2b/2b in the Towers (one of the "elite" buildings) right now for the low price of $519K but I remember from seeing old listings that the entire apartment is only around 850 or 900 square feet. That's got to be a really weird floorplan, to have 2 bedrooms and 2 bathrooms in that small amount of space. The 2b/2b's that I know of in other buildings are around 1200 to 1400 sq feet, which is why they are in demand by families.

How about 2 family houses? Which is a good area in JH for that? I knew someone that use to live near the Shell station on Northern Blvd, but I recall that most of the homes there are single family attached with a community driveway in the back.

I don't know much about the house market. I think there are a bunch of nice attached town homes on streets between 35th and 34th Avenues, such as on 84th St. but I am not sure if they are single family or 2 family.
The nicest looking houses are on 85th, 86th and 87th between 34th and 35th Avenues, but again I am not sure of the configuration. Probably most of them are single family.

It is popular to convert single family homes in the area into multi-family homes. I believe the price range was around $750K-$850K for most attached townhouses (keep in mind you need to do some renovation). I have seen some townhouse in which they convert the attic into more rooms and turn the basement into another unit. The nice part of the townhouse in Jackson heights is there are many located near the 7 train (3-4 block radius).
a 2nd bathroom in JH seems like it will literally cost you 100-200k more.
Might even be more feasible to combine two apartments.
