it's people like you that make the prices in places like riverdale skyrocket. i mean why not make other decent areas in the borough instead of humping the same old riverdale, country club and throgs neck. I mean seriously if you choose to that's fine but I know from first hand experience the existence of MANY NH besides those usual 3 that everybody takes turns in humping from all directions.
The OP said s/he had 1 million to spend. it doesn't mean they want to spend all of it. They could spend half a mil in a decent NH and get better overall lifestyle than moving to bronxville or scarsdale or any of those ridiculous suggestions. so suggesting houses in morris park is not far fetched AT ALL. there are some VERY NICE areas in pelham bay. how can you beat a nice quiet NH with direct access to the trains/buses to the city etc. if you'll live in riverdale then you might as well move out of the city since you pretty much have to drive most of the time

I know the area your talking, and it is pretty nice. Theres a few houses scattered north and south of pelham parkway (getting progressively nicer as you go east from williamsbridge) that are probably in the million dollar range. Personally though I'd take waterfront Country Club (which is technically Pelham Bay), Throgs Neck, or most likely Riverdale if I had a million to spend on house and wanted to live in the bronx
I'd rather have the worst house in an expensive neighborhood, because the land value will hold more steadily

that sort of attitude just creates more ghettos and drives the prices of decent areas way through the roof. If people are willing to diversify, areas like riverdale will not have that kind of stronghold on the bx market.
teh house in pelham bay are just as nice as anything you get in the city. oh well just my opinion, which seems to make sense.
It seems people tend to buy into what other people create. if the "buzz" is that oh riverdale is "the place to be" then everyone wants to be there.
It makes much more sense to make decisions based on your experiences and research rather than relying on the "credibility" of some made on a computer "image" of a NH
Look at what Guywithacause is doing in NH. if more people had that mindset, there will be a better distribution of NHs in the city instead of everyone taking turns to hump the same old.

because most people who have become successful want to get away from places like the bronx, regardless of the costs, the extra money spent gets you clean streets, nice parks, good schools, no crack dealers and ho's hanging around, and little crime.
get a clue, what you accept as everyday occurrences is unacceptable to most people

I'm finding out that there are plenty of Bronx neighborhoods that also have very little of those "everyday occurrences" that are mentioned.

I suggest you drive down eastchester rd, after boston road down to arnow, make a left and check out some of those houses over there. There are many good schools in the area.
Or go further down eastchester and just check out some of the side streets like mace and astor etc. so while you sit in your co-op in riverdale and feel "secure" and "upscale" stop kidding yourself that you're alone.
It's not as if the only well educated people in the bx are from country club and freakin river dale. So please cut this crap. Maybe it is hard for some to imagine that a predominantly non-white NH is nice. When you land on planet reality let us know and we will welcome you but till then, do the sane race a favor and save it

what I accept???. well I don't see drug dealers and hos everyday on my block. I don't know what you think of this place but I don't see any difference between pelham bay and riverdale. I workout and hang out in pelham bay ALL THE time so i actually know what i'm talking about. My statements are not based on some made for sales "rep" some real estate agent lumped in the paper for the no backbones to swallow.
get a clue? it seems the people who should get clues are the ones who seem to think the whole bronx is nothing but people getting shot up 24/7. Yes, majority of the bronx is low income and has crime issues but not all of the bronx.
Have you even spent more than 10 minutes in some of these areas? I doubt it. or maybe you've "driven (at full speed, windows up and hand on panic button) through areas you don't live in.
pelham bay, sections of eastchester,baychester and morris park have very nice and quiet areas. Actually it's a good thing that people like you exists because while you help drive the prices past ridiculous levels in the riverdales etc, people like me are acquiring equivalent real estate in other nice areas people seem to think is literally equivalent to fallujah.
When you're paying 1.5 mil in riverdale and i can get something just as nice with easier access to the trains in eastchester etc for way less, it's a no brainer decision to make.

Yeah, I believe Indian village is that area south of the Pelham Parkway, east of Williamsbrige, but west of the Hospital. Very nice area, but its residential and somewhat far from the local stores.

Indian Village is a subcommunity of Morris Park. It is a very small, specific few blocks, but its very tree lined, green, well maintained, and quiet.
