I I wouldn't recommend it. The are is located in a flood zone.

There was a listing recently further up on Alexander Ave in one of the brownstones, I believe it was 283? Garden apartment but with backyard access. Two of the brownstones have recently been sold to developers, one of which is Rubenstein who is developing the towers by Charlie's / Clocktower with Chetrit. Both of these will become rentals post-renovations (not sure if they've started yet though). This area is even closer to the humongous Western Beef on 3rd / 138th. Not sure your time-frame but I would guess they come on market in the next few months.

However, you won't have this view - roof top party hosted by Charlie's at the Clocktower building a few weeks ago:





We did a walking tour of Mott Haven in May hosted by the Bronx Historical Society / Lloyd Ultan - was fascinating and met some cool soon-to-be neighbors - if you're interested keep your eyes open for future happenings like that. My visits to La Morada, Charlie's, Ceetay always net a new acquaintance - so many friendly people in this neighborhood. Brook Park is a community garden that the neighborhood "took over" to rehab - they often have events / gatherings there. Charlie's also now has CBPerk in the mornings - Morris Perk, the coffee shop, serves coffees (PROPER legit coffee!!) and pastries every morning from 6:30am - 9:30am.

My recommendation is to go up and get acquainted with the area, pop in restaurants and talk to people. That's what we did prior to moving. I am very obviously biased, but then again - we bought our place, so I needed to make sure I was committing to an area that I loved.
