Wow. The rent really has gone up a lot in the BX! I just did a Craig's list search and weeding out the obvious "$700 for a large one bedroom" scams, the one beds are getting up into the $1500-$1600 range in the decent areas. My tenants should stay put because they are getting the deal of a lifetime! $1275 for a NICE (renovated kitchen and bath) Jr 4...sheesh I'm a nice landlord

Yeah...I just looked at Pelham parkway rents. The neighborhood is worth better prices, and it's good to see the increasing rent reflected in that, but I do feel for decent working class people that are being strapped to find a nice place in a safe neighborhood for a good price.

950 for a studio in parkchester. I've seen places cheaper than that. My friend pays 825 over by kingsbridge her appt is okay. She painted it and made it look nicer. You can find it.

I actually have seen 1 bedroom apartments on Zillow for like 1000-1100 in the Bronx

We're charging $1350 for a large 2br. They're nice tenants.

In my building:
Studios are $1300
1 bedroom $1500
2 bedrooms $1800

My advice for those looking to move to the Bronx, do your research, pick an area you will enjoy for a while, find a RS apartment, and get a move on it the prices will only keep going up!

Livingsinglenyc - I live in Bedford Park. Are you also in Pelham Parkway? I don't really know what apartments are renting for around here though. It's been several years since we had a vacancy.

Oh I see, you are a landlord. Well I think you are giving your tenants a great deal. A quick search showed they are going for more in the general area.
I'm in the south bronx and prices are going up quite a bit here.

I never really trust craig's list or any of the rental sites because they seem to be mostly scams or bait and switch come ons. What I do know is how much apartments are actually renting for in my building. It's a co op but the sponsor still holds about 10 apartments which they rent out or occasionally sell. About 6 months ago a studio rented for $1,350, a small 1 br recently rented for $1,650 and the last 2 br,2bath rented for$2,400.
The studio was about 550 sq ft,the 1 br 750 sq ft and the 2 br around 1,200 sq ft. All were newly renovated with new kitchens and baths,refinished floors,etc.

But rents aren't much lower in Bedford Park,Yodel. Here is a 1,200 sq ft 2br,2 bath on Mosholu near you for $2,500/mo ! Your tenants have a great deal.LOL,no wonder it's been "a while" since you had a vacancy!
