Which is an excellent reason to extend rent regulation - but I would have said "perfect," because it is always a matter of perspective. The interest most often is something around increasing profits.

As others have noted, you must have the newer anti-scald valves (now required by law).
If you have hot water elsewhere, you're in luck!
They are adjustable. Simply remove cover to adjust. If you don't know how, the Internet can teach you.

'Extend rent regulation' is that a buzz phrase for changing it so that renters aren't lumped into two vastly different classes in New York? Perhaps the OP is just as free to buy their place and fix their own water problem.

I went through something similar but picture me going without heat or hot water for like a 4 days because landlord didn't get oil. WTF ???
Yeah and then on and off hot water issues. I can't bathe unless that water is hot because i start itching like crazy so no hot water is a no go. Left that place the next month

One thing i insist on when signing leases is that I reserve the right to cancel lease if I give 30 days. I insist on it as a precaution in case of any issues that might arise.
