What about the ones that go to suburbs like Baldwin, West Hempstead, Uniondale, Elmont, Valley Stream, Hillcrest, northern West Babylon, Wheatley Heights, Lakeview, Tuckahoe, White Plains, New Rochelle, Nyack, New City, etc, where many of the Black people are middle class and in many cases, the Black median household income is higher than the White median household income in many of these communities mentioned?

This is very true. This is not only immune to NYC. Plenty of legacy cities such as NYC, DC, SF have very expensive suburbs that ring around outside of the city. A home in these areas cost just as much as coop or condo in a hip area, up and coming or even established neighborhoods of the cities they left. NYC suburbs are very expensive and are not affordable at all. Properety taxes are expensive, to get a round one needs a car coupled with high insurance rates.
