Good news is that vacancies are on the rise.

Bad news is the average rent still is well over what could be considered "affordable" by most.

I doubt many people in this forum can afford luxury apartment rentals unless they are a part of affordable housing lottery.

It's not even news. Yes some months there are more vacancies and maybe even slightly lower rents. Meanwhile the general trend just goes up!

Speaking of Smug Francisco, the greatest city in the world is starting to look very similar to the the greatest pretenious city in the world. I give it 15 years max.

"Smug Francisco" love it! NYC is a barf-fest. Can't wait to figure out my exit plan. What happens when you live somewhere that it's SO expensive that you can't afford to move!? :/ Plus too many breeders choosing to "put down roots" here that it makes quality of life (at least for me) not worth the cost. If I wanted to live around breadknots i'd move to the suburbs. But now I WANT to move to the suburbs just to get away from all the suburban rejects that have chosen to fart out their DNA here! So gross.

I've never rented in NYC before and have a budget of $2500 for a 1/1. I've come across quite a bit on apps like Streeteasy and Nakedapartments. I'll be renting March 1... is it possible, if not using a broker, to negotiate with them for a lower rent? Is that even possible? I've only rented in Florida and it was such a different process.

Those well to do straight White and Asians own the city, I'm sure they could care less about a poor gay man such as yourself. Their words to you would be BYE FELICIA and this is happening in other major cities as well.

To live well in Manhattan, central parts of LA, SF, Boston, Philly, DC, etc you need a high end professional job.

Oh DC, once predominately Black is now predominately White. Gentrified out.

It's a national issue as cities were once dumping grounds for those rejected from society due to factors like race and sexual orientation. Only now that they are viewed as prime real estate and now that the federal government gives out huge tax credits for development, the marginalized are forced out.
