I found it pretty funny when DeBlasio tried to spin the BQX as serving NYCHA residents during the State of the City address.

The first study wasn't paid by the government and the streetcar will be paid for by increase property value along the Queens and Brooklyn waterfront transplants love very much.

How much are they paying deBlasio for the marketing campaign? Sounds like it'll be funded by future unknown assumptions.

That's a pretty big assumption that property values will increase accordingly. Streetcars are quaint and fun... when you're on vacation and not in a hurry, but get old real fast when it takes 2 hours to get anywhere.

Then do a reassessment of all property values and immediate charge market rate property tax of all home within 1 mile of the tracks. I'm sure most of the homes around the area pay less than half the market rate due to NYC's cap on annual increases. And the benefit to the city from the property value increase will be limited from the old homes due to the cap. I'd say do away with the cap for all properties within 1 mile of the tracks if this thing will be built to help pay for it.

The real question is if the property values will increase because of the streetcar of just because the neighborhoods are getting better.

It is not a big assumption at all. The majority of the waterfront is under developed land that was previously zones as industrial. Developers have been buying the land and will build new construction around the streetcar line. Affluent people don't like riding dirty buses and this locations are a good half to a full mile away from any subway stop. If you want to increase the value of the area you need better infrastructure. Developers want to sell and rent the properties at top dollar and government wants to tax the area at top dollar so it is mutual beneficial to everyone in the area.
