As estimated, 1-2 years tops you will begin to see waves. We had a conversation about this some years ago on this very site and there were many non believers. I also calculated there will be 1-2 riots due to anxiety caused by this rapid social economic change.

It happens over time, even when it occurs in waves though. After the first one or two years and the waves that come in, even more investment will happen and there will be a lot more high rises under construction. This is why de Blasio proposed turning the Atlantic Avenue LIRR into a subway (so that these areas would have yet another train line with more frequent service).
