That is strange. The deposit (security deposit) should be one month's rent. Then if there's a realtor's fee, that should also be one month's rent, or sometimes I've heard it could be as high as 15% of the annual rent, which would be $1845.

1025+1845 = $2870. So even counting a high realtor fee of 15%, the amount they are asking for deposit and fees is still almost a thousand over what it should be.

It's 3.5 month's rent up front, maybe it includes first and last month? Maybe the owner is asking for 1st, last and 1/2 month security up front, and the broker is getting a month's rent for their fee?

That's possible. Not sure why I assumed these apartments would fall under rent stabilization, which would mean they can't ask for last month's rent. But maybe they're not stabilized and they can ask for whatever fee or deposit they want.

i invested in two 2 bedroom apts late last year for good prices. "good prices" probably won't be around much longer in the south bronx.

I liked the one that said the magic word "dishwasher."


I think I'd opt for the one in Spuyten Duyvil (Henry Hudson Parkway) if push came to shove. At least it looks a BIT modern.
So many of the buildings in the OP remind me of Jersey City Heights walkups, not fondly.


Like an earlier poster said, the pictures do not emphasize that "second" bedroom. Perhaps wishful thinking on the landlords' part.
