It is definitely a learning experience and I don't think I will be renting the room again. smh

Jane,
You cannot evict a person "by July 10" and expect her to owe you a full month's rent for July. If it was of the tenant's own volition that would be a different story.
Content yourself with 1/3 of a month's rent and pray she is gone by July 10.
