If Bronx starts to gentrify, then what is the next viable place for the lower income people?
Is Yonkers starting to fill up? I dont think Yonkers can fill the void of the Bronx. It is simply too small. Can Long Island be a viable spot because there is the LIRR?

We will have robots perform the job of teachers, nurses, restaurant workers, policemen, etc. So we will only need hedge fund and techie yuppies. Then the minimum rent will be $5k for a 1BR.
The rest of the population will flock to KY, or WV where rents are cheap. No work though!
Bronx has a heavy Latino population. So does long island. Brentwood seems to have a large Latino population. Long island seems to have been the next logical step for priced out residents of the boroughs.

What I find interesting is that The Bronx has plenty of refugees who fled from gentrifying areas. Example, plenty of black Americans, and West Indians who fled Brooklyn have relocated in the Bronx. Dominicans in Manhattan who faced gentrification in Washington Heights now live in West Bronx and now pushing into South Bronx. I know of a woman and her family who's landlord in Washington Heights stop talking section 8. She had to relocate to Mott Haven. Its going to be a matter of time until her landlord say I'm no longer taking section 8, where will she and her family go to next? Lots of Mexicans in Spanish Harlem also relocated to the South Bronx.
Overall I think more folks in the South Bronx will move to North Bronx except for Riverdale. We already have Puerto Ricans who moved to East Bronx areas such as Throgs neck. In matter of fact my neighborhood in Mott Haven hardly has any Puerto Ricans except for old people and middle age persons. Most of the Hispanics are either Dominican and Mexicans on my block.

Rents might be cheaper in the suburbs. However buying is another problem. Property taxes in the suburbs are expensive as hell. The ultimate goal for many is to buy a home, but how can anyone afford a home with high utility bills, taxes, high insurance bills and etc. This is a major problem in Long Island, and Westchester.

As someone who lives in the Bronx I worry about this.
