What do you mean by things are tough out there. This is a buyers market, things are great out there. Thats why i can't understand why Procida is jerking us around. I hope you know your in a great position as a home buyer. They will only lose people under contract by delaying the process. I really hope we are not under the ratio of buyer to even become a condo. I'm sure they lost a lot of buyers that had to drop out. I really hope thats not the problem. I hope their not delaying the process to gain more buyers. They will need a certain amount of buyers before they can get funding from HPD and Citi Bank who under wrote the project.

It's always about the money. I want everyone not to settle for less or BS from Beth and anyone at Procida. Because at the end of the day Beth sloan works for Procida and is a puppet. She will do what ever she's told to do. I repeat she does not have our best interest at heart.

When can you all get out of your contracts? What is the date? There was a story on Curbed or Brownstoner this week about a new condo that got a temporary CofO ONE day before the deadline for letting folks out of their contracts.

I feel the same wat as pop24. I called the dept of buildings on 6/10 and they said that procida had never even applied for a C of O. I am going to call them again today and see if The Orion got final approval. THIS IS WHAT I WROTE TO BETH on 6/10:

Please do not accuse us of intentionally not getting the tco when that’s all four people in this office have been working at all day long.[/SIZE]

Magnusson Magnus should have completed all unfinished work instead of hoping that they would get the TCO with only minor things still uncompleted and fees unpaid[/SIZE][SIZE=2]. By not closing i will soon lose my apt.[/SIZE]

I will never in my life buy in to a new construction again. I just want to get my money back and move to an already established pre-war condo, where i only have to wait 30days at the most to close and the unit are larger. I couldnt even plan a vacation this year because of all the different info or lack there of! Pop is right, Procida is not doing me any favors, if anything i did them a favor by waiting this damn long. The rest of yall are to scared to stand up to them. You dont have to be nice, this is business and they are conducting themselves unprofessionally.

Yes that is how it goes with new construction...delays delays delays. If you think that Procida wants to wait a long time before they can close and get their money..you are wrong b/c, as you stated, it is all about the money for them AND you too. The sooner they close, the sooner Procida gets paid and can move on, and so can you. Trust me when I say they do not want o drag this along anymore than you do...the longer it takes..the more it costs them alot more than you know.

See guywithacause that's where you are wrong. If Procida falls under the number of people they need to sign contract to be come a condo building they lose big. That's the same reason why the Aurora bronx has not moved people in yet. The H.P.D is funding the subsidy and the Bronx Boro is also funding the project. So if they fall under the numbers to become a condo building they will lose big. It's always about the money. So if they delay the project they will gain more buyers. They also have to file paper work with the HPD Dept. at the start of closing.
