I began this process back on 2/22 when I received an email to set up the interview. At that time I submitted all requested paperwork for a studio in the 120% bracket.
On 3/18 I emailed my contact at BG for a status update. She replied asking for documentation proving all deposits into my checking account over the past 6 months not from my employer were not income. Within 48 hours they had all those documents.
On 3/23 I followed up again to confirm they had everything the needed. I was told they would need my most recent pay stubs since it had been a month since my initial interview, and that the leasing specialist reviewing my file would be contacting me with the specifics about what she'd need.
She never contacted me. Instead, less than 24 hours later, I got a rejection notice for being over the income limit.
After additional inquiries with BG I learned that the leasing specialist did not follow HPD rules and use my most recent 4 to 6 paychecks to calculate my income. She used just 2, and one of those 2 had had a one time increase of $90 extra dollars for working a few hours extra at the end of the year.
All other pay stubs submitted were for the same usual lower amount of pay I get every 2 weeks. Since she didn't follow HPD rules stated in the Marketing Handbook she erroneously added nearly $1100 to my income.
Using the HDP rules, I re-did all the calculations myself using both 4 and 6 of my most recent pay stubs, plus a couple hundred dollars in asset income (including imputed interest). Regardless of whether 4 or 6 paychecks were used, I was under the income limit. So I've appealed.
I'm confident the rejection will be overturned given the circumstances, however I'm going to be really pissed if I prevail only to be put on a waiting list. It has taken so long to process my application, how do know whether an apartment is even available at all anymore?
Wow this sounds like a nightmare. This process literally almost drove me insane. I think a lot depends on who you get as your leasing specialist. My girl was amazing and would literally email 3-4 times a day. Clarifying things, getting more information and getting my file in order!! She was on top of it. You can appeal two or three times.... so just keep appealing and if you’re sure you fall within the income guidelines I’m sure you’ll win!!!
Good luck!!! Took me exactly 6 weeks from the first email until being approved by HPD. Longest 6 weeks everrrtrr. But the apartment is worth it. Stay sane and drink lots of wine 😂
The evidence submitted with my appeal seems to have surmounted the errors BG made in calculating my income. I heard from them yesterday asking for yet more paperwork, 2/3 of which I had already submitted more than a month ago. Hopefully this will be the last of it and they will send my file to HPD later this week.
Yeah, make use of one of those ammenities! Which lines did they let you choose an apartment from? I’ve only seen N, S and R lines on places like streeteasy.com.
