One Bronx neighborhood is going dominated the chart in 2017 do you agree ?

New Yorkers on the prowl for the city's next hot neighborhood should look to the northwest Bronx.
Kingsbridge is poised to become the most popular part of the city in 2017 thanks to factors including its strong shopping district, relative affordability and easy access to the subway, according to the real estate firm StreetEasy.
"As people are priced out of Manhattan, Kingsbridge in The Bronx is a great option with proximity to the 1 train and several major roadways," said StreetEasy economist Krishna Rao. "Located just under Riverdale, an area that’s received a lot of recent interest, it makes sense that people are turning their attention to its previously under-the-radar neighbor."
"Manhattan’s median rent will hit $3,310 per month in 2017, a year-over-year increase of 2 percent, according to StreetEasy. Brooklyn’s median rent is set to reach $2,899, an increase of 1 percent from 2016. In Queens, the median rent will be $2,444 next year, a rise of 2.4 percent. The Bronx will see the biggest increase, according to the website. The borough’s median rent is set to hit $1,708, a jump of 3.7 percent."
Most of the list are in Flood zones, I guess they want people lose everything in another Hurricane Sandy.
BTW, Fort Greene is already hot and overprices as well as most of Prospect Lefferts gardens. People are already moving on into Flatbush because of that.
Astoria is the same as well.
