spend some money hire a lawyer kick them out asap, it takes time but they will be out. these tenants are pita not worth of money or time.

Stop handling all this yourself. Have the lawyer you consulted with deal with all this. He/she will know exactly the legalities behind their threats, and will advise you on what to do. It looks as if you are going to have to go to court. But since I'm not a lawyer, I'm not sure. Putting this in the hands of the lawyer (assuming he or she is competent...you should be able to gauge that by now) will take much stress off you. Will it cost you? Of course it will. Work out the payment costs with the lawyer as much as you can in advance. With the sale of the house, you'll likely recoup the costs...try to look at the big picture. Handling this yourself is going to wear you out, and take up much more of your time. Taking care of your parents, working full-time, managing a building when you're not a building manager, and now trying to deal with these troublesome tenants is too much. Again, I'm not a lawyer (you do need one), but their failure to sign the revised lease likely makes it unenforceable, meaning they have no right to be there. Good luck, and let us know what happens.
