it is already solidly middle class, and completely under the radar. Take it from this native NYer.... if you aren't from the Bronx, never lived in the Bronx, it's not even ON YOUR RADAR as a place to live. The Bronx still carries a stigma. People aren't even aware that middle class neighborhoods exist. That's been my experience talking to people.
My opinion: Once gentrification takes hold in the South Bronx, people will start noticing the rest of the borough too. That's my take on it.
I recently met a 39 year old who is originally from Hungary. She lives on Mosholu PKwy and said she found out about the apartment she had by using a app with a search on price and distance to public transportation. She saw the ad and moved in after seeing the apartment. She might of heard bad things about the Bronx but she had heard bad things about most of thw City. She was willing to go see for herself. Stigmas are overcome if its affordable and convenient.
Yesterday, a friend of mine invited me to his apartment in the Bronx, and omg, I must say, that the views to his apartment were *GORGEOUS* You can see all of Manhattan from top to bottom! All the way from the World Trade Center to literally the George Washington Bridge - Inwood, and then some!: Parts of the Bronx- the Tracy Towers, and parts of Yonkers. No wonder these developers are salivating to develop the Bronx!
Some of these Bronx developments have Long Island City type views. I absolutely loved his apartment - nice balcony to sit out and sturdy concrete apartments. So for anyone who is contemplating on whether they should move to the Bronx or not, I would say look before you decide! Don't let the stigma of being in the Bronx make you think you're going to live in crappy conditions. These are not the 80s!
Is there supposed to be ground level retail on all of these buildings? I see that you mentioned there's a Y, but are there other mixed-use purposes?
