As for our intended walking tour - we will most likely focus on the NW Brooklyn-through Clinton Hill area down through Kensington/Prospect Park...predominantly where train options are more abundant.
Fort Greene and Clinton Hill should work. Maybe even some parts of Bed-Stuy and Crown Heights. Assuming you don't have kids to send to local schools.

Brooklyn and Boston are very different IMO.

You might still be able to find a rowhouse in Ocean Hill, Ridgewood or Cypress Hills that aren't outrageously priced.

Correct, but what you should understand is that the solidly overpriced stuff will be solidly overpriced plus another 10% after every year

NYC in general is solidly overpriced. Look at how much houses in the ghetto sell for.

Boston is currently going through the RE boom the NYC went through in the early 2000s. If I listed my townhouse I'd like 20 offers for 3-5% over ask....within minutes. I feel somewhat bad for that family that loses out on a property they desperately wanted.

When we walked through Fort Greene earlier this year we got a good vibe from it. I think that's a decent school district as well. We don't have any kids yet, hoping to have the first one next year.

It's overpriced and only getting MORE overpriced. Buy now, sell in 5 years.

Maybe the crime map should be replaced, or upgraded, to a quality of life map. Arson is a reported crime, but most of us don't worry about that, also grand theft auto is a non-factor if you don't own a car.

There are few neighborhoods in NYC that you have to still worry about walking down the street, that don't have any NYCHA in it. Sadly, NYCHA plays a big part of the crime in this city nowadays.
