They are opening a Boston Market right by the High Grant Circle/BxM6 express bus stop to Manhattan. Not sure if you like that or not but there's that. As for safety, have never had an issue, but have felt concerned walking by areas with large amounts of people hanging out in front of the stores being unproductive. Don't think that is changing anytime soon unless the price points increase.

Yep, my preference would be to die in that condo, and then to get buried along with my name, with Father McKenzie in attendance :-). No seriously, I'll actually be cremated, and the family will inherit the condo, but you got it right that I am not interested in flipping condos (or even in having an investment property; I am renting it out right now just to cover the maintenance while I am not living there), so it doesn't matter whether the condo is appreciating or not. In fact, it suits me better if it doesn't because it keeps down the taxes. I just obsess about crime, as Bluedog2 correctly noticed. Or, it just makes me feel better when someone tells me there is no reason to obsess about crime in Parkchester. I keep asking about crime in Parkchester the same way some women keep asking whether they are fat - looking for reassurance :-).

I noticed that the Parckchester complex prices are around $20,000 more than where I bought, which is only three blocks away. I feel either I got a bargain, or the complex is overpriced.
I think the diference is due to the fact that Parkchester complex consists of condos, not co-ops. Condos are typically more expensive than coops, but have lower monthly dues. You pay more up front for a condo, but less over the years for housing association expenses, because a condo owner pays monthly fees only for the maintenance of common areas and common construction elements in the building. At least that is my understanding.

Oh, well, I'd say you're fine. 12.5 years is enough time for a NYC neighborhood to change and it's generally been trending for safer and more stores/amenities. I think you should put a hold on the bulk of the worrying for now--worrying will age you, y'know?

It's not always comfortable, but hanging out is not the same as doing.

There's dealing going on and they get plenty of clientele because there's quite a few shelters in the neighborhood and then you got the section 8 crew. Not saying everyone in that situation is a crackhead or anything but I'm just going by what I saw. You got bloods and Latin kings around there so shxt happens from time to time. At night it gets really hood, especially on Beach ave, Taylor ave, Archer between Beach and Taylor, and on White Plains, especially in the summer. You wake up the next morning and the neighborhood is FILTHY. Trash and empty Hennessy bottles everywhere.

That all being said it's still an okay place to live. Beats other parts of the Bronx like Morrisiana or Hunts Point.

Can see that happening. White Plains Road tends to be the *marker* between sanity and hell for most areas of the Bronx.
