It took me a while to understand this until I researched it and found out the following. (I researched it because they wanted to tag me with a 2500+ rent for the ridiculous Stuyvesant Houses):
A single person who makes 55K is supposed to be between 80% and 100%AMI. She or he is supposed to pay between $1,375 and $1,733 for a one bedroom apartment.
Here's the way they calculate "affordability," though: A tenant is not supposed to have more than 30% of overall debt - with debt that includes credit cards, medical bills, and student loans. If you make 100K, and you have 30K and one cent over worth of debt, you're out.
If in one month, you pay more than 60% worth of bills (includes the new affordable rent tagged on to your overall monthly debt load), you will be automatically disqualified.
Also that building is ugly as sin. (although I would love to live in a new unit inside of it!) but still, it's hideous. And those balconies won't be able to accommodate the obesity that will eventually move in anyway so what's the point of even having them!?!?!?
Ill take ugly in manhattan with washer/dryer any time.. and put some plants in that balcony and I am good to go.... Lets see how the log#s come out this one... Good luck all..
Passed by this place on Saturday, and boy does it help that part of 3rd Avenue. I didn't see so many scabs hanging around either, so maybe they'll take the hint and move further up along 3rd.

Not from what I saw. The Bronx express buses stop in front now. The 101 and 102 stop just down the block. Either way, it's still better than having to wait by the Taino Towers with that scaffolding. All of the scabs hang out under there and it is extremely dirty.

That's great news. Much nicer there. I'm sure that new building will have a doorman too which should deter loiterers and the like.
