Jewish and Asian neighborhoods do not gentrify at all. Jews make sure they have full control of the boundaries of their land. Asians straight up smother out everyone else through their large numbers.
Okay, I wouldn't mind living with Hassidic Jews or Jewish landlords or whoever, but I just checked out this Midwood, and the prices of small condos (I mean purchase prices; I am too old to rent) are at least twice the prices in Parkchester. That (and not any anti-Semitism) answers the question why Parkchester is of interest to me, and not Midwood

That is probably the goy price you saw advertised.
What Shosanarose fails to realize or doesn't want to admit is that Jews have a strong hold on real estate in this city, and many Jews are landlords, so they can control who to rent to, etc. When you have such control or own, it makes it *much* easier to hold on to your *territory* or whatever. Every landlord that I've ever had has been Jewish. *LOL*

But we are also hearing in this thread that would-be gentrifiers specifically AVOID Orthodox Jewish neighborhoods by their own choice.
Listen, I want to emphasize that I'm glad they do avoid gentrifying Orthodox neighborhoods.
That way there are affordable apartments for me!
(I lived for 10 years in Midwood, paying between $950 and $1200 for a large one bedroom. In a neighborhood with great subway access, lots of amenities, and need I add EXTREMELY low crime - I used to go running even after 10 PM, and saw plenty of women doing so as well. We all felt completely safe there. )

As I said, there were plenty of non-Jews in my building (it was perhaps majority non-Jewish).
I saw their rent slips. Some of them were even paying less than me. (When I moved in 10 years ago and was paying $950 for a 1 bedroom, I know some of my (non-Jewish) neighbors were paying only $800 for their similar 1 bedroom apartment).

First of all Midwood - like most of NYC - has mostly coops not condos.
You can find a 1 bedroom coop for a purchase price of about $200,000.
True, in Parkchester you may be able to pay less than that. (Not sure if it's half that though - but maybe somewhere in the $100's...)
But, what's the crime rate in Parkchester compared to Midwood?
