I was looking at a variety of floor plans for the stylish 56 Leonard st. building and noticed that none of the plans had emergency staircases. The full floor penthouses have private elevator access, but no emergency stair exits.

So I'm curious, are there no emergency exit stairs in 56 Leonard?
What happens if the building catches fire or a once in a thousand year earthquake hits?

In very light gray it does show a service entrance, that is probably where the stairs are too. Basically you should ask the sales agent/developer though.

Sorry to disappoint, but I can guarantee you there are fire stairs. There is no way in hell that building doesn't have fire stairs - NONE. Not even Herzog De Meuron is above the law
