I was wonder if between tenants can a landlord increase the rent 20% if no modifications or repairs were made to the apartment.
One tenant left and a new one moved in without anything being done to the apartment and the rent increase is listed 20% more than what the previous tenant paid.
If the old tenants move out he can asks what he or she wants for the unit,for the new one,and once they rent reach a certain threshold,rent control no longer apply.also this is why so many landlord spend so much time trying to get folks to move they can find them a new sucker that do not know better and get him or her to pay jacked up rent for a craps apartment

As the post reads it is rent stabilized NOT rent controlled.
The rent is still well with in the rent stabilized system.
No a landlord can not ask whatever they want in a rent stabilized apartment.

Rent went up 1.25% for 1 year
or 2% for 2 years.

Next while OP omitted to state the unit in question was either RC or RS in the body of post, that fact was made clear in the title of query.
