** Up to half of CB preference units may be allocated through referrals
of applicants from city agencies AKA the homeless. Nothing against the homeless, and I guess I am not in that CB anyway and just in the general population, but that's always a red flag. Sorry, but it's true. I have taken notice of which developments have that little disclaimer at the bottom and which ones do not... and the ones that do are usually terrible.

The lotteries can be very bittersweet for people with pets though. I came SO close to two buildings that allowed pets (but those were very nice buildings). these buildings in the bronx are pretty much always NO PETS allowed. This one doesn't explicitely say no pets allowed though, which is a good sign It's usually listed near where it says No Smoking, etc near the top.

Is it assumed that if someone does not have the minimum such as city referrals, they are placed in the lower income bracket? How does that work?
Most newly "hip" neighborhoods weren't sh*t back in the day. Sometimes you have to look at the bigger picture for developments like this (i.e., close proximity to Manhattan, multiple public transit options, building amenities).
I threw my hat into the ring for this building so fast! LOL I feel like this is the 1st building I have seen in the BX with awesome amenities for multiple middle income bands. Water views? Green roof? Dishwashers? Sign me up! LOL
Praying for a decently low log, I fall into the 100% AMI and 110% AMI bracket so I think my chances are good.
