Forest Hills not being on the list tells me that their logic is flawed. It is by far the priciest neighborhood in Queens, aside from Hunters Point.
You mean Forest Hills Gardens. To me Forest Hills Gardens is in its own world. Not to say that Forest Hills isn't expensive too, but Forest Hills Gardens is private and more exclusive.

Yep, also Auburndale above Douglaston. I guess a few more multifam houses sold in auburndale coupled with a few more coop sales in douglaston. This is what happens when someone that doesn't know anything about NYC compiles the data. It's also the main reason why even machine learning algo isn't close to replacing human intelligence just yet.
What made you think Auburndale is less expensive than Douglaston? If we strictly compare the price per square foot, Auburndale should be more expensive than Douglaston.

Price comparison should based on price per square footage for similar type of housing, like condo vs condo, single family vs single family. Long Island City should be No. 1 and Flushing is No. 2 in Queens in terms of price per square foot
