I agree it is worth the wait and I'm trying to be patient. Although this wasn't a major concern for us, we found out today that the credit and background check came back good. Still no offering plan but they are hoping to have one towards the end of this month.

@Seneca72 we you told you will see a model apt before given your offering plan? I'm a little on the fence with taking the co-op w/o seeing what it is. The floor model plan seems nice.

The actual interview was inside of a model two bedroom unit that they turned into an office. I too would be skeptical about purchasing a co-op without seeing a model first. I was pleased with what I saw in the model unit. Bedrooms and bathroom were spacious compared to a lot of the other new builds. Wood floors, ceiling fans, central AC, washer and dryer, stainless steel appliances. Not sure what material the counter tops were but overall, I thought the place was very nice. I took a few pics with my phone but wasn't sure if I should be taking them so I didn't get all the angles that I really wanted.

I didn't have a chance to look around as you did...which I now REGRET. We were in one of the bedrooms which was a decent size but I didn't see bathroom or kitchen And according to the interview a model apt won't be avaiable until Oct, but since I'm interested in a duplex unit I'm guessing its a little different. My issues is the neigborhood, where are the grocery stores? I'm going to try and go take a peak a office my in depht. I'm excited nonetheless...who knows we might be neighbors Thanks for info

has anyone recieved their offering plan? I got a congrats letters saying my offering plan will be avaiable in about 2weeks, but I'm still on the fence b/c its a new development.

Default Offering plans, two weeks!

Good Day,

I am new to this forum and am single purchaser (Lot #260). So I just called and was surprised they actually picked up. Eleanor said they just received the offering plans (OP) and will be calling for apts within the next two weeks. In the meeting you will pick your unit then receive the OP. You then have ONE WEEK to sign a purchase agreement.Am I the only one that thinks this is too short of a turn around time?

I am a first time home buyer already debating if I should buy or continue to rent (I see myself getting an MBA within the next five years). I do see this area getting better but I have a few concerns about the development.

1) Do they expect the maintenance fee to go up and if so when and by what percentage?

2) The latest press exposure (New York Magazine) mentioned the courtyard and rooftops being open to the public. What will be their efforts to minimize vandalism? Security, etc?

3) The main rooftops are on the roofs of the Coops, if there is a problem maintenance or repair wise who does the expense fall on, all or just the owners?

4) I read on city data about problems with the Boricua Village building amenities so they had to close them. Will there be video cameras or security monitoring the fitness center?

Any input?
