You sign a bunch of papers giving the irs permission to release your 1040s to them directly (though you already had to give them copies). After the city and the developer review the papers to eligibility they too sign the purchase agreement. They said this can take a few weeks.

I did use one of the attorneys on the list. Note that this is not a list from the developer, this list of people used is from the selling agent (to my understanding). I do wished I shopped around more just on a cost basis but it was convenient that he was already familiar with the development. I read over the document thoroughly and asked questions so I felt comfortable speaking with him.

They said I don't need to speak to a loan officer as of yet so I am holding off. You have 28 days to secure a lender from the date they provide so there is more than enough time.

Hey guys,

Any updates? I hear that a lot of the units are spoken for in the main building and most of the inventory left are the walkups in the townhouses.

I was called for appt to p/u offering plan and choice my unit. When you say the main bldg are you talking the tower? B/c I was under the impression the tower was for rentals and the townhouses/duplex were the co-op purchasing? I'm still on the fence but I'm going to check it out nonetheless anyway. I hear the units are pretty spacious.

The tower consists of the rental units and co-op/duplex units are for purchase. I actually had a chance to walk through the unit I chose. I'm a bit disappointed in the size of the first floor bedroom but other than that, its pretty spacious. I love the open space of the kitchen, living and dining area. We also got a chance to go upstairs to the fitness center and rooftop walk ways. I'm pretty excited now! Just waiting now for our file to be reviewed by HPD and the developer.

@Seneca72, that's GREAT I guess things have progressed last i drove by it was still much a construciton site, so I'm looking forward to taking a look around Friday. Are all your bdr smalls or just on first floor? And aren't the co-op/duplex all walk up's on only the tower has elevators? I'm excited to see the rooftop walk ways, but the process is just a bit nerve wracking. Congrats and Good luck. I'm excited now as well now

The bedrooms are not small. I guess because the first floor will be the master, I would have like it to be a bit larger. I'm not too sure about the elevators to the townhouses but I do believe there is an elevator for access to the rooftop. Construction seems to be moving along nicely. They've removed some of the scaffolding around the building and the sidewalk is paved. The unit I chose is almost complete. Seems like its mostly cosmetic work to be done. Kitchen cabinets are installed and so is the oven! Good luck on Friday!

If only the Tri-borough RX is built, would be a stop right next door. Any plans on closing the nearby prison and demolishing that suburban Burger King? That lot has huge potential, there are already plans to build around where the 2/5 trains go under, finally.

Via Verde is what the Bronx needs to come back. Encourage green, urban, mixed use development. The Bronx should become the green borough. I think Melrose already has that distinction. What a change it will be.

I am disappointed the stores added to the hub did not include residential units.

There is no nearby prison, there is a juvenile detention center. You will note the Southern Bronx has several suburban style (as in large surface lots) fast food establishments, including suburban style McDonald's along Bruckner Blvd/Willis Ave bridge and in Hunts Point along Lafayette, as well as White Castle along 149th and Southern Blvd...so this Burger King is nothing new or unique to the area.

The lots do have huge potential, however I have heard nothing of proposed redevelopment of those particular parcels. The adjacent parcels however are being developed.

The detention center needs to go. It destroys the urban fabric of the neighborhood, ruins the grid. An eyesore, a problem. That Burger King does not belong in NYC. Especially around there. I know they exist but they are a waste. Look at the McDonalds on Third Ave, always busy and fully integrated into the urban fabric.

Also the lots surrounding the Subway/Elevated track grade change are planned to be developed on. The community has been trying to shut down the local detention centers for sometime. Would be a boost for the "Downtown Bronx".

You were right the rooms rather small, smaller than I thought. I do love the open kitchen and decent closet space bedrooms are small in comparison to where I am now. But it is brand new and I love the features of the bldg a bit skepectic about 1st floor, potential noise, crime etc. Lots to decide in 48hours lol.
