I say West Harlem seems to be correct. I am not sure about others.

Not to attack you, but you didn’t see Bedsuy gentrifying until you went there this year. Your view of the neighborhood was dated by at least 15-20 years.

And you said West Harlem had no gentrification, despite Columbia buying from 125-135, despite the influx of whites, and the rising popularity of Hamilton Heights.

Elmhurst is close to a major express stop and the other side of it has a lot of shopping malls, plus direct expressway access for those who drive.

It's not that I "didn't see Bed Stuy gentrifying", I simply had no knowledge of it, and no interest in it to be honest, because I hadn't worked there in over 10 years (I never lived there).

And while it has/is gentrifying, it still has a relatively high crime rate.

I NEVER said West Harlem hadn't gentrified - it has - I simply said that it still has a high crime rate, and is still gang-infested in parts.

Well, you can also argue that because the base price is lower compared to the prices in many other neighborhoods, then the same comparatively small absolute amount of increase in price is going to be much larger in regards to percentage increase than it would in many other neighborhoods.

That's extremely expensive when you think about it, the residents of places like University Heights and Brownsville are dirt poor on average, yet the average market rate 1BR requires a salary of something like 60k.

In Cleveland or Cincinnati, you can easily find a 1 bedroom for $500, and it's not like the poor people there are any poorer.

The price floor for 1 bedrooms in The Bronx was only about $800 in 2013, it's crazy scary to me how quick rents are going up. If I can't get a good job in the next few years, I'll probably have move somewhere else and start a new life.

Yeah, I was also gonna mention that it attracts a lot of Chinese people, and the wealthy ones will pay over a million dollars for even a crappy house.

Corona is also rapidly appreciating in value if I'm not

My question is, will East New York be the next Bushwick? We already see visible gentrification all the way at the 2nd to last stop in Bushwick at Wilson Ave, I wonder if that will extend a few more stops into ENY.
