Here's my suggestions with with your ad, picture quality not good, place looks cluttered, and no real photos of the actual room for rent. Also sounds like it's not a true two bedroom if it only has a fake window. So its been converted. Which means two people get to live in the real room for the same price as 1 person lives in the converted room.

Why is this couple paying only 50% of the rent... makes no sense to me. it's way more annoying to live with a couple than to live with a single roommate. Perhaps this is the problem. Lower the rent to 500.00 and absorb the difference.

Yup I agree. Many moons ago I lived with my bf and a roommate. We took one room and the roommate took the other. Total rent was $1700. Roommate paid $700 and We as the couple Paid $1000. We all had equal rooms, basically same size, same amount of windows, closets, bathroom etc.

What's the worst is being a tenant who is leaving my lease early. So I'm at the whim of the current roommates who agreed to a 50 50 split. At the whim of the new tenant's decision. And at the whim of the Landlord accepting the new tenant. Winning this lottery was an amazing blessing but it's turning into a huge headache. The room is HUGE but yeah I'm a terrible photographer. And I'm only JUST now hearing about this whole couples pay more rule. I can't ask them to pay more now. And I cant "absorb" the cost (whatever that means) because I'm not the landlord. I'm at a loss for what to do. It'd be a shame to pass up on my place just because I live with a couple and am not some spineless broker getting picture perfect photos taken.

They kinda are being jerks then. They could just take over the lease and have them two stay on it and find a roommate.
Maybe offer to pay an extra month or rather give them the $900 as a "gift". Then they may be more open as they will get to enjoy the place alone for a month and take their time finding someone.
