I will admit, I automatically think more highly of neighborhoods if they have a high concentration of 4-6 story prewar buildings, whether they're walkup tenements or elevator buildings. Neighborhoods like these are very New York to me. I can appreciate modern buildings too, if they're not cheap/ugly looking. But prewar will always be my favorite.
I also believe that the apex of residential urban form is achieved through blocks of midrise apartments, perhaps mixed in with rowhomes.
Yes, though my knees have been killing me this past week. That being said, the 3rd floor ain't bad. I like how it makes me feel more attached to the neighborhood. Living in a luxury tower in Brooklyn, I felt so disassociated from the neighborhood. Also a certain class that I'm not necessarily comfortable living around (I don't know why, we make the same but I don't fit in with the yuppie crowd).
That being said, Essex Crossing site 2 being right on top of the subway in the Lower East Side is too sexy of a deal, so I'll just bite the bullet and take the rent stabilized affordable apartment.

3rd story doesn't sound too bad! I wonder how annoying it is to be on the 6th or 7th floor, though.
I'm on top floor of 6-story prewar and I love it. Nobody above me, and my bedroom has no shared walls with other apartments, so it's quiet as a tombstone (lady below me lives alone and is very quiet).
NO! They are very iconic and look much better than whatever would replace them.
You also said PABT "needs to go", why does a whole bus terminal have to go? So that the 1 block radius around it will be less sketchy?
