Wallace/ Barnes/ Holland Ave between Morris Park Ave and Bronxdale Ave... saw a few houses for sale over there being advertised as Morris Park, but technically it's Van Nest.
How is that area to live/rent/buy?
Seems quiet during the day, but how is it overall safetywise?
I live in the Bronx Belmont a block from Arthur Ave for comparison (and have lived there since 2004 on and off) but do not know Morris Park area very well.
What are rents like for a 2 bed, 3 bed, 4 bed? Is this an area you would invest in?

I would stick with Morris Park. I'm not a fan of Van Nest. Crime while rampant does exist. The houses are better kept in Morris Park and it is definitely safer and solidly middle class. The further away from White Plains Road you are the better. Try to go for something in Indian Village if possible which is the area in Morris Park near the Albert Einstein campus.
Those houses are advertised as being in Morris Park because Morris Park has always been better than Van Nest and more desirable.
I lived in Van Nest on Baker ST for a year. My first apartment. Morris Park has better homes. Yet Van Nest had a good sense of community. Nice neighbors, big houses. Its worth it.
Yes, I got the Philadelphia feel over closer to West Farms but up in that spot on Wallace by Rhinelander it felt sort of like... Morris Park hahaha. Lots and lots and lots of 2 family houses that look exactly like the 2 family house I live in in Belmont.

Van Nest does not extend North of Morris Park Ave anywhere so the area you are talking about.. Wallace,Barnes and Holland ...between Morris Park Ave and Bronxdale Ave is in fact Morris Park.The part of Morris Park East of Bronxdale Ave is a better part and East of Williamsbridge Rd is the best part.
It's not too bad around there but not sure I would "invest" there.
Don't rely on wikipedia described boundaries for NYC neighborhoods because anyone can change them and many of them are changed constantly by competing interests.

Yes, but what about the areas south of Morris Park Avenue WEST of Bronxdale Avenue up to White Plains Road? I would consider that Van Nest given how run down it is on some blocks.
