All those affordable housing DeBlasio built will eventually become worn down and no new money to maintain them properly as a private owner would if the rent can go up and pay for renovations. Socialism does not fix long term problems. All those projects that were demolished in Williamsburg area was the result of private money flowing to the area to revitalize a poor area that was once meant for the poor. 90s the Williamsburg area became a crack den.

Every new structure that has gone up is disgusting, in comparison to the old NYC look. Just my opinion.

I really believe if NYC curbed illegal immigration, more native NYers could afford to buy homes and renovate them. Unfortunately, here in Queens, a foreign investor comes in and pays crazy cash (usually Chinese), knocks the house down, rebuilds a fugly Mcmansion and rents by room to a dozen illegal immigrants. Real talk.

Meanwhile the married teacher and nurse, who combined make a good living (let's say $200k), can't afford to buy and have to move way out to Long Island or upstate.

They are really hazardous housing - roaches, rats, bed bugs, most of them are not up to modern code, with small not properly insulated windows, and their boiler rooms are not up to standard, plus all the asbestos and lead and god knows what else.
This is how government accomplishes goals in America, not via communist theft of private ownership.

Oh, what a shame. I love old architecture. Watched some 40's movies and was amazed to see how the old Penn Station looked like back in the day. Shame.

The immigration angle is the elephant in the room. I'm in Jackson Heights and the reason you see the mega outrageous rents is because the people coming in will live 4-5 to a apartment. 5 Mexican guys doing construction or 5 Bengali taxi drivers each paying 400$/mo towards a one bedroom goes a long way. I'm not hating on them I love JH for the energy but let's be real it kills affordability.

NYC will never be "affordable" in the same way Kansas City is affordable.

Millennials love cheap ethnic food made by illegal cooks. Funny how Brooklyn is more segregated today than it was back in the 90s and 00s.

You used to see more diversity in Brooklyn now it's just Chinese/Jews/Russians/Hispanic/Hipsters

To build those newer buildings, demolition, cleanup, and construction will costs so much, rents will have to be high to cover the cost of buying which must cover the cost of demolition, cleanup, and construction, broker fees, lawyer fees, and taxes.
